Keep your lease, application, background check info, and house rules all in one place! When printing your documents, make sure to print 2 copies- make a welcome folder for your tenant as well as a landlord folder for yourself! Put the documents in the same order in each folder, so when you meet for signing, you'll be organized and ready to go. Be sure to also use our check-in checklist to make the process really smooth. Follow our template for the welcome folder documents below. You may copy this template into a Google Doc and print it out if that is helpful for you. And feel free to use our documents at no cost.
A welcome letter to the tenant may be helpful to summarize the most important points in your lease and other documents. You may use our free customizable Welcome Letter Template if you don't have one.
Include Wi-Fi name and password, and remember to use our printable signage to frame Wi-Fi info next to the router or TV!
Always get a copy of your tenant's driver's license or ID before you start the application process. There are free applications available online, but we like to use Rocket Lawyer.
For a fully furnished unit to be perfect, it should include dishes, cookware, and soft furnishings. Use our handy example inventory list to make sure you are prepared!
Charging a fee for non-return of these items is standard. Make sure to specify it in your lease agreement and include a copy of your inventory for you and the tenant to sign. You can customize our template and include it with your documents.
It's not necessary to print a background check, but pieces of it or pieces of your tenant's work contract can be inserted here for reference. For background checks, we use Keycheck.com. They use TransUnion to check criminal background, evictions, and credit history.
This type of agreement may be used in the event that a tenant wants to hold a unit in their name so you don't rent it to anyone else. If a holding deposit was used, make sure to include the printed and signed agreement in your welcome folder.
A receipt should be provided for monthly rent according to Hawaii state law. You can use our Rent Receipt Template if it was not included in your lease agreement.
A residential lease needs to be done according to state law. We like to use Rocket Lawyer. Be sure to include a lead-based paint disclosure for all properties built before 1978, and provide then tenant with the EPA approved pamphlet about lead-based paint.
All lease agreements should include a checklist to indicate condition of the property. If it does not print with your lease, make sure to include one!
Most apartment buildings or homes with an HOA will provide a copy of house rules to the owner. Contact your board president or resident manager to get a copy. You can print and include it in your welcome packet or email it to your tenant.
